The holiday weekend provided us time here at AGENT509 to explore the great public lands, and this quick trip away provided some insight to a dilemma that a lot of land sellers face when putting their property on the market...and its important to note that the number of buyers for land is very small in comparison to residential homes....very few banks loan on land and if they do, it usually is 25-35% down, whereas in homes a buyer can put 3.5% down with no extra needed costs like well, road, and numerous infastructure costs.....so the one tip that we recommend for sellers is to identify the property corners.

The point that brought me to this video is a discussion with an agent from the city (Bellevue) who told me he did not need to even see a large tract of land to sell it...and that bothered me, to the point, where he kept telling me he's in a team meeting or giving me his assitant to talk too....it was degrading to the professional standards that we try to hold here at AGENT509.  For all our faults and messes we create, one thing we hold dear is always covering our clients against risk, or as they say, we got your backside covered.  And also, the rattlesnake photo - that was in a campsite where I camped out...well, I did not camp exactly there, but pretty damn close! 

There is a scene in this video where a cow just stands in the way not wanting to budge..and that is similiar to a buyer...who is not sure where the corners are in a property.  It also comes into problems with Licensed Brokers who are not sure themselves, and thus, a pause occurs in a transaction, and the result can be delayed closing, or in some cases, no sale at all. Remember, time kills deals as they day, and time is the only commodity we never get back, so its important to be prepared.
